Eight pages, free, no strings.

Most of what goes wrong on a residential build or renovation is decided before anyone picks up a tool — in the scope document, in the permit queue, and in the allowances buried on page three of a quote. This guide is the set of things we think you should understand before you sign anything, with us or with anyone else.

It is a PDF. You do not have to give us your email to read it — the download link is right here.

Edition 1 — September 2026. General information for homeowners, not construction, legal or financial advice, and not a quote. Requirements and costs vary by property and by municipality and they change over time — confirm anything that matters with your municipality and with a written quote for your own site.

What’s Inside

Nine sections, written to be useful rather than persuasive.

Where we don’t know a number, the guide says so and tells you where to get it. Where something depends entirely on your site, it says that too.

The four project types

Custom homes, renovations, secondary suites and garage builds — and why each one plans differently. Renovations are defined by discovery risk; custom homes by the approval queue; suites by whether the property can legally support one at all.

How to think about budget

Separating structure from selections, what an allowance actually is, why a low allowance is the most common reason a “cheaper” quote finishes higher, and the real costs that sit outside a construction quote.

Secondary suites: check these first

Ceiling height, egress windows, separate entry, fire and sound separation, mechanical, parking. Any one of them can stop the project — which is worth knowing before you pay for a design.

Realistic timelines

Why the on-site work usually isn’t the long part, where projects actually stall, and how Alberta winters are a genuine scheduling input rather than an excuse invented after the fact.

15 questions to ask any builder

A printable checklist. Ask every builder the same questions and write down the answers — the differences will tell you more than the bottom-line numbers will. Including the two Alberta-specific ones most homeowners never think to ask.

How we actually work

Our own five steps, written out plainly: conversation, free on-site consultation, written itemised quote, permits and build, handover. One point of contact the whole way through.

Next Step

Read it first. Call us second.

If you’d like us to look at your project, the on-site consultation is free and carries no obligation — and we’ll tell you honestly if it isn’t something we should be doing.
